24 Hours
I was never a die hard fan of the show 24 but I now understand on a whole other level how much can happen and how much can change in just 24 hours. Ok, our 24 hours of craziness doesn’t compare to the world saving drama portrayed in the series, but it was pretty life changing and dramatic for us!
As I wrote about here we officially listed our house on Thursday, March 1st. We had strategically planned a week long trip to Florida for right after we finished staging the house. This way our realtor could have a brokers party and open houses without us living in the house and struggling to keep it in pristine condition, which is nearly impossible with 2 little ones.
We left for Florida on Sunday, February 26th, the brokers party was on Tuesday the 28th and the house was officially on the MLS on Thursday March 1st. The last thing we expected as we were sunbathing in Miami was to get a phone call from our realtor on Friday, March 2nd telling us that we already had a strong offer on the table. Yes, in less then 24 hours we were on the brink of selling our house. Mind blowing!
Within a few days the contract was negotiated and we were officially under contract. A week later we had the home inspection which thankfully went incredibly well.
Next came the most stressful part of the home buying/selling process, the appraisal. In today’s economy lenders are so careful about who they approve for a home loan, and for how much they approve them for, that appraisers are becoming increasingly conservative with their numbers. We knew that this one single person could make or break the whole deal and even possibly force us to consider dropping our asking price or pulling the house off the market. So, for 4 incredibly long days we waited and waited and waited for the appraiser to give us her opinion on the value of our house…not to mention the value of the three years of hard work we put in to it.
Then the phone call came and we all breathed a huge sigh of relief when we were told it had appraised. Yay! Thank goodness! Phew! We celebrated with a quick high five before running out to buy boxes so we could start packing. Now we’re a week and a half out from closing and packing like crazy people!

Ahh, memories! That vacation went by way too fast. However, I think after our whirlwind months of March and April we’re going to need another trip very soon!
